Cash to close is down payment $129,800 + legal/title/inspection/appraisal $3,100 + provincial LTT $9,455 + Toronto MLTT $9,455. Monthly cash flow is collected rent $2,688 minus opex $1,102 minus mortgage $2,958. Cap rate is NOI / price. Cash-on-cash is annual cash flow / cash to close. DSCR on this sample is 0.54; B-20 stress test fails. Negative cash flow is expected at 20% down on this condo — the file does not pretty it up.

What cash flow includes
Not a US PMT. Not a missing LTT line.
The Results sheet is the money page: cash to close, monthly and annual cash flow, cap rate, cash-on-cash, GRM, DSCR, break-even occupancy, year-1 interest, all-in LTT, CMHC + Ontario PST, B-20 vs actual payment.
- Canadian semi-annual compounding: i = (1 + r/2)^(2/12) − 1. On the sample, payment is $2,957.93, not a US PMT.
- Ontario LTT + Toronto MLTT in cash to close. On $649,000 Toronto the all-in tax is $18,910, not a back-of-envelope ~$21k.
- Vacancy, condo fees, property tax, insurance, and a maintenance reserve sit in opex before you call it cash flow.
- NOI does not subtract the mortgage. Cash flow does. T776 net is a third number (interest deductible; principal is not).
- Excel is the supported app — not Google Sheets.

FAQ
Is this a Toronto rental cash flow spreadsheet?
Yes. The Ontario Rental Analyzer is an Excel workbook whose Results sheet is cash flow, cap rate, cash-on-cash, and cash to close for Ontario / Toronto residential rentals. The Leslieville sample is a Toronto condo.
Is this a US rental template?
No. Canadian semi-annual compounding, Ontario LTT, Toronto MLTT, CMHC + 8% Ontario PST, OSFI B-20, and a CRA T776 working paper.
Does it work in Google Sheets?
Excel is required for the analyzer. PMT / IPMT / CUMIPMT amortization will break in Sheets. The $12 LTT file does work in Sheets if you only need tax-on-title.
Is the download instant?
