Nine sheets. Cash to close. LTT + MLTT (Toronto luxury tiers from 1 April 2026). Canadian semi-annual compounding. T776 monthly + annual. Leslieville sample deal so you can see the model before you type your own address.
Sample in the file · Leslieville 2-bed condo
What the dashboard shows on open
Toronto condo, $649,000 purchase, $2,800 rent, 20% down, 4.79% / 25-year Canadian, $650 condo fees, $3,200 tax, 4% vacancy. Investment, not first-time, not non-resident. Figures from the workbook sample — not a recommendation.
Monthly cash flow
($1,372)
Negative cash flow is expected and realistic: about $2,958 mortgage + $650 condo + taxes + insurance against $2,688 collected rent. US templates that skip Ontario LTT and Canadian compounding will not land on these numbers. More on Toronto rental cash flow spreadsheet.

What is in the workbook
Built for Canadian closings, not a US BRRRR sheet with the word Canada typed on it. Condos, houses, and 2–4 unit buildings in Ontario / Toronto.
- Cash to close — down payment, legal, title, inspection, appraisal, and the tax-on-title line.
- Ontario land transfer tax + Toronto municipal land transfer tax, including 1 Apr 2026 luxury tiers.
- CMHC premium + 8% Ontario PST (cash, never added to the loan).
- Canadian mortgage math with semi-annual compounding — actual payment vs OSFI B-20 qualifying payment.
- Results: cash flow, cap rate, cash-on-cash, DSCR.
- CRA T776 monthly + annual working papers, including a personal-use % for house-hackers.
- Rate Tables dated August 2026. Yellow inputs, locked formulas.
- Leslieville sample so the first open is not a blank grid.
- Who it is for
- Ontario / Toronto investors buying a condo, house, duplex, triplex, or fourplex. Anyone whose US template is getting the payment wrong.
- Who it is not for
- Not commercial / 5+ unit underwriting. Not multi-year IRR or renovation draws. Not CRA filing software — it is a working paper. Excel is the supported app.

What happens after you pay
Stripe takes the payment and emails a receipt. The Excel file is available immediately after checkout. If the download fails, email hansjurgenj0@gmail.com with the Stripe receipt.
Is this a course?
No. It is an Excel file. No videos, no community, no modules.
Is this a US rental template?
No. Mortgage math uses Canadian semi-annual compounding, not US monthly PMT. Land transfer tax is Ontario graduated LTT plus Toronto MLTT (including 1 April 2026 luxury tiers). CMHC premium and 8% Ontario PST are cash, never silently added to the loan. A US BRRRR sheet with the word Canada typed on it will get the payment and the cash-to-close wrong.
Does it work in Google Sheets?
Excel is the supported app. Formulas use Excel-native PMT, IPMT, and CUMIPMT. Some of the amortization will break in Google Sheets. The $12 LTT calculator file does work in Sheets if you only need tax-on-title.
Is this tax, legal, or mortgage advice?
No. Illustration and working paper only. Confirm with your lawyer, lender, and accountant before you waive a condition or file T776.
